Doncaster is already well-known for its heavy industries like train manufacturing, its connected transportation and logistics sectors, and, more recently, innovation in the aviation industry. But what if I told you that Doncaster was taking a bold step into the high-tech world of artificial intelligence (AI)? You’d be surprised – right? But that’s just the thing about Doncaster; it’s full of surprises.
Gateway One, a new state-of-the-art digital tech hub, will be at the forefront of the AI revolution in South Yorkshire. But what is Gateway One, and how will it help drive future innovation in a town where big things are already happening?
What is Gateway One?
Strategically located on Trafford Way, next to Doncaster’s railways station, Gateway One is a £32 million development featuring a 52,000 sq. ft. office development designed to serve as the city’s new digital technology hub.
As well as featuring cutting-edge office space, the five-story building will feature two ground-floor commercial units, incorporating alfresco dining options and an area of public open space.
The project, set to commence construction in April 2025, with completion anticipated by January 2027, is largely funded by the UK Government through the Doncaster Town Deal fund and is overseen by the Town Deal Board. The initiative is part of Doncaster’s broader ambition to cultivate a nationally significant digital and tech cluster.
Gateway One represents a transformational step forward as the city evolves from its industrial past to a future shaped by technology and innovation. By balancing technological progress with sustainability and job creation, this landmark development is set to become a model for responsible, future-focused growth in Doncaster.
Attracting New Business
Global artificial intelligence firm Automated Analytics is among the founding businesses set to take up residence in Gateway One, underscoring the city’s aspirations to become a regional Artificial Intelligence (AI) Growth Zone.
As a company, Automated Analytics uses AI to help businesses track and understand their customer data. Essentially, their technology makes it easier for businesses to see how online leads (like website visits or online ads) turn into real-world actions, such as phone calls or purchases.
Prioritising Sustainability and People
The development is being built with a strong focus on environmental responsibility, aligning with Doncaster’s commitment to sustainable growth. As a net-zero carbon building, Gateway One will minimize its environmental impact by reducing emissions and energy consumption. The construction will incorporate energy-efficient materials and design, ensuring that heating, cooling, and lighting systems operate with maximum efficiency. Additionally, the inclusion of green spaces and enhanced public areas will contribute to a more sustainable urban environment. Its location next to Doncaster train station further encourages the use of public transport, reducing reliance on cars and lowering carbon emissions.
Beyond its environmental focus, Gateway One is investing in people by ensuring that Doncaster’s workforce and wider community benefit from its development. The Building Lives Academy initiative will provide employment and training opportunities, helping local workers develop the skills needed for careers in the digital and AI industries. By attracting AI and tech firms, the hub is set to generate high-skilled job opportunities, positioning Doncaster as a center for digital innovation.
New Opportunities for Doncaster
Speaking to journalists, the Mayor of Doncaster, Ros Jones, said: “This pioneering building – right in the heart of Doncaster city centre at the train station gateway – is part of our plans to regenerate and modernise key areas of the city centre. Our aim is to create a new digital hub which will bring exciting new opportunities for Doncaster including jobs, economic growth, increased footfall and put Doncaster at the forefront of the changing economy and technological change as we strive to become a regional Artificial Intelligence (AI) Growth Zone.
“We want Doncaster to become a front runner in digital technology and we are already fast emerging as a centre of excellence for artificial intelligence (AI). This building will act as a magnet for leading digital and tech companies looking for opportunities to scale and grow their business to locate in Doncaster. The building will be a modern environment with improved public spaces and an extension to the recently regenerated railway forecourt.”
